The property market rarely ceases to surprise us. The nuances and intricacies within it regularly throw up unusual requests that don't necessarily form into any of the nicely defined areas of work that we advertise as a service. That doesn't mean however that we can't help. Quite often the guiding principles are ones we know very well, leaving us well placed to advise.
For example -
valuations for tenancies in common
If you own a property jointly with someone else on a Tenancy in Common basis (as opposed to a Joint tenancy), this means that you own specific shares rather than each person owning 100%. Disposing of your interest is not as simple as calculating your share of the total Market Value as if the property was owned on a joint tenancy basis.
stamp duty land tax valuation
Stamp duty is payable on the purchase price of a property, when acquired. However, there can be complicating factors meaning that it is paid retrospectively, requiring an RICS Red Book SDLT Valuation.
garden valuations
Every now and then we get a little bit of sun and want to enjoy it. Acquring additional land to be used as a garden is becoming increasingly frequent when space is so limited. This also means that there is a premium to it, a Market Value which we can assess. Sometimes these valuations can also take into account issues such as restrictive covenants which prevent the land being used for certain purposes at some point in the future
land valuations
We have a page on our website already for Development Value. However, land is sometimes required without any intention to develop, at least in the strictest sense. For example, for designation as amenity land, to prevent someone else building on it or using it for an unwanted purpose or for something like car parking. Valuations here can be quite complex with various inter-playing factors affecting our assessment.

One thing we love about working in the property industry is the sheer variation of what we get asked. We often think we've heard it all and then someone will ask us something obscure like the affect on Market Value of having a consecrated graveyard in the rear garden. If there's something on your mind that as Chartered Surveyors we may have an opinion on, give us a ring. We'll advise you as best we can.
If we can't help you directly, we will always try to refer you onto someone who can, if possible. There are some areas that we don't know well enough such as Rights of Light Surveying or Valuation of Contaminated land. Getting good professional advice from a specialist is nearly always worthwhile.
