Valuation reports or Home Surveys are often time critical.
You may be about to exchange contracts on a house or flat purchase and needing a Building Survey to act as a health check before you decide whether to proceed or not. You may be going through a litigation process and need an Expert Witness report that is court compliant, with a deadline coming up soon. You may be about to pay Capital Gains tax but need a Valuation report to help establish the amount payable.
Perhaps you’re looking at securing probate for a property you have inherited and the solicitor dealing with the inheritance has asked for a report by an RICS Registered Valuer. Perhaps you see house prices as about to increase and you want a Valuation report for staircasing on a shared equity or shared ownership property before they rise further.

lease extension and enfranchisement valuers
Our Surveyors have undertaken hundreds of lease extensions over the years on behalf of both leaseholders and freeholders. We’ve even extensively written on the subject and have provided professional presentations.
However, extending your lease is merely one option available to leaseholders.
Under the Leasehold reform, Housing and Urban Development Act 1993, you may be able to purchase your Freehold through a process called collective enfranchisement. Unlike a lease extension, where under the Act you are entitled to a 90 years extension to your current unexpired lease, the purchase of your freehold could see your lease go to 999 years or anything else that you and other fellow leaseholders collectively decide on.
There are criteria that need to be met under the act in order to be able to purchase your freehold. One of the main criterion is that at least 50% of qualifying tenants participate in the process and where a building only has two flats, both would need to participate.

statutory tax valuations
Often a qualified Surveyor is needed to value a property asset to help a Solicitor or Accountant calculate the tax implications. The most common of these are for Capital Gains and Inheritance Tax purposes. We often undertake these types of valuations for people looking to sell or transfer their investment property or for an executor dealing with an estate for probate.
Our Chartered Surveyors and AssocRICS Surveyors are all RICS Registered Surveyors. This means that they have proven competence and experience in dealing with Red Book Valuations such as those who aid tax calculations. This ensures that the process, valuation, and guidance meet the RICS’s professional standards.
We understand that these types of valuations require sensitivity as well as diligence and attention to detail. Our Surveyors will initially provide a telephone consultation followed by an inspection of the property (where possible) and then our written report.
