At Websters Surveyors, our growing team of Surveyors is ran by our two Directors, Dan Knowles and Richard Stacey who are both Chartered Surveyors and RICS Registered Valuers. Our company specialises in residential valuations and home surveys, whilst also undertaking negotiations on behalf of clients.

Mortgage Valuations carried out on behalf of mortgage lenders are not designed to highlight a range potential issues with the property. Often, banks will not provide their reports to the borrower and even if they do, there is a limited duty of care to the borrower because it’s the lender who is the surveyors client. 

Having an independent Chartered Surveyor inspect the property allows you to make an informed decision before agreeing to the purchase, renegotiating, withdrawing or asking the seller to rectify a defect prior to exchange of contracts. 

Our Chartered Surveyors carry out all types of Home Surveys. 

Our entry level Surveys include snagging and Level 1 Survey (Condition report)s, which are often undertaken if the property is a new built flat or has been recently refurbished.

The most popular Survey is the Level 2 Survey (HomeBuyer Survey) and is usually the best option for buyers as it is appropriate for most types of property.

Our most detailed survey is a full Level 3 Survey (Level 3 Survey (Building Survey)), which we would normally recommend for older, listed or significantly extended and altered buildings.

In many cases, property matters are dealt with through negotiation or mediation. In some instances, where a settlement cannot be agreed, the case is then referred to court, or to a property tribunal. 

Where valuations for lease extension purposes or collective enfranchisement is concerned, an application to the Frist Tier Tribunal is made should a settlement not be agreed by the opposing surveyors. In circumstances where the surveyor is appointed to present a party, the tribunal will issue directions regarding a court compliant report. The aim of the report is to outline and present the case and is usually a more detailed version of the report we provide to the client, with some additional requirements.

Similarly, during divorce or matrimonial proceedings, a court may require a Chartered Surveyor to undertake a valuation of any property assets and produce a court compliant report, accounting for Part 35 of the Civil Procedure Rules (CPR). The role of the surveyor is to provide an unbiased professional opinion as to the values of the properties. This report is also very detailed as it contains all the evidence, methodology and justification of values. 

It is important to remember that these types of valuations are ideally carried out by a valuation expert, who is Chartered Surveyor and RICs Registered Valuer.
