lease extension and enfranchisment valuers
Leasehold Reform is the collective term for both lease extension and enfranchisement. Websters Surveyors are able to assist either the Leaseholder or the Freeholder on the matter. We have experience of sitting on both sides of the table which gives us significant knowledge and understanding of the full picture, allowing us to negotiate more effectively.
The first step for a lease extension is to get our valuation. That will give you a good idea of how much the extension is likely to cost you as a leaseholder or what you should expect to receive if a freeholder. Once you have that and you have had the other parties opening figure, you can decide whether or not you would like us to negotiate on your behalf. Leasehold reform is a tactical endeavour to in most cases, there is significant value in having us negotiate better terms for you.
We can also advise on the pros and cons of taking a statutory lease extension where the parties are compelled to act or whether a voluntary lease extension is more suitable.
Collective Enfranchisement can often be a lot more involved, usually due to the sheer numbers of people involved. As well as being able to provide valuation and negotiation advice, we can also co-ordinate the enfranchisement on behalf of the leaseholders. Having one person appointed to co-ordinate the matter allows for better communication between all parties and results in swifter responses.

court reports
Valuations for Court reports come in lots of different shapes and sizes but all have a few things in common.
Firstly, they should be undertaken by RICS Registered Valuers. All of our Surveyors hold this accreditation.
Secondly, they are best undertaken by Chartered Surveyors with significant experience in an area of specialism. Three of our team undertake Expert Witness work. They share about 70 years experience between them. Our Court compliant Market Valuation reports are in Residential property valuation, lease extensions and enfranchisement and in Compulsory Purchase Order properties.
Thirdly, they need to comply with the RICS Red Book and it’s associated documents. This is not only best practice for reporting. It also sets out some key factors such as a Duty of Care being to the court process, rather than to individual parties. Reports need to be clear, unambiguous and crucially, completely independent, regardless of who our instructing party is or who is paying our bill.
In most instances, we are appointed as a joint expert by the parties involved, often through one of the solicitors with agreement from both parties.

As Chartered Surveyors, we are Regulated by the Royal Institution of Chartered Surveyors. Many professional body’s regulate their members but perhaps not many with as many requirements as the RICS. We’re happy that is the case though as the consumer, our clients, should rest assured that by appointing a company who has signed up for this regulation, they can expect high quality professional advice and to be treated in a manner consistent with the RICS Code of Conduct.
Our Surveyors are also RICS Registered Valuers, having proven to our regulatory body professional competence in undertaking Red Book compliant Valuation reports.
