We were put in contact with the executor of an estate who needed valuation advice on a short lease flat. Our surveyor inspected the property and we were able to advise on the likely cost of the lease extension and the best approach for an executor to deal with a short lease property.
Lease Extension / Collective Enfranchisement Valuation, Battersea, London, SW11
Following the purchase of a converted Victorian flat with a short lease, the leaseholder clients were seeking valuation advice on the likely costs of a lease extension. The other leaseholder in the building was informed that there is the potential to buy their freehold if both parties participate. Our Chartered Surveyor gave both lease extension and collective enfranchisement advice.

RICS Homebuyer Survey Report, Thornton Heath, Croydon, CR7
A homebuyer survey was chosen by our client, as the property was a converted top floor flat, in a former Victorian end terraced house that had been converted to form three separate units. Our inspection revealed a number of defects and issues, including extensive penetrating dampness to walls, and rot to the softwood sliding sash single glazed window joinery. We were also able to advise our client on a number of maintenance issues that needed clarification, and may involve financial liability.

A building survey was chosen by our client, as the property was a lower ground floor flat in a Victorian mid terraced house that had been converted to provide three separate units. The solid masonry walls includedrender clad corner features and cladding, andthese were blown in places, and this can allow water penetration and deterioration.Timber window frames and sills to a stair enclosure showed extensive and serious defects including rot and these now require replacement.Retaining walls to the front of the subject flat hadcracked render cladding.Boundary walling and fencing had suffered interference from adjoining trees and vegetation.

A number of issues were discovered, including dampness and roof repairs. We also had concerns regarding the construction of the rear extension and a detached garage approached via a rear service road.

A 1950s house that we identified as British Iron and Steel Federation (BISF) construction which is a form of non-traditional build, which can affect future suitability for mortgage finance. It was constructed of render clad sold brick 250mm external walls, around a steel frame, whilst the roof comprised composite tile covering. With this type of property, there is a risk of corrosion and structural instability.
We also identified an externally stone clad conservatory that was not compliant with modern building standards and was at risk of penetrating damp and a number of other issues such as slipped tiles and potential asbestos.

An RICS Home Survey offers a level of confidence into a purchase. Having a health check on the property to assess its condition can only be a wise move. When you viewed the property you’re considering buying, you may have been looking at where the furniture would fit or deciding which bedroom would be used by which child.
