Expertise is far more than experience, albeit our Surveyors have lots of that with the three most senior sharing over 60 years between them. Our Surveyors are technicians, having chosen to specialise in parts of Surveying over their careers. 

For example, one has undertaken thousands of Home Surveys, another over a thousand lease extensions and another, over a thousand statutory valuations (CPO, Capital Gains tax and Inheritance tax).

Extending your lease or buying your freehold can significantly increase the Market Value, provide you with additional control and protect the value of your asset from markedly falling due to it’s tenure type. 

If for example, if you have a lease which is approaching 80 years unexpired, the cost of extending it may be about to significantly increase. Valuation practice changes at 80 years (the magic number here) meaning that the cost of extending can significantly increase the moment the unexpired term hits 80 years. This is because a principle called Marriage Value then begins to apply. 

An extension can be for 90 years on a statutory lease extension or to another term if on a voluntary lease extension. For example, some voluntary lease extensions increase the lease term back to 99 or 125 years which can prove less costly than extending by 90 years. A Statutory lease extension will reduce the ground rent to a peppercorn (zero) but a voluntary lease extension can retain and even alter the amount of ground rent and how it alters over time. 

Where more than half of the leaseholders in a block decide to buy the freehold, they can do so under a process called Collective Enfranchisement. 

Leasehold owners of houses can buy their freeholds under the Leasehold Reform Act 1967.
