Extending your lease can be very important, especially if it is nearing the 80-year mark, as once it falls below 80 years, there is an extra element of calculation that makes it more expensive to extend. This is called marriage value.  Another problem with having a short lease, is that it becomes increasingly difficult to sell in the future. 

There is an alternative to extending your lease, called collective enfranchisement, which involves a group of leaseholders buying their freehold. This process is slightly more complex than extending your lease and requires at least 50% of leaseholder to participate, but the benefits are greater.
