Over the years, as banks have become increasingly sensitive to diminishing leases, it has gradually become more difficult to secure mortgages on these types of properties. One risk to banks is lending on properties with unexpired lease terms of below 80 years, and therefore it is important to make sure your lease is over that length.
Leaving your lease to drop below 80 years could cause complications when trying to sell, buy or transfer a property and therefore it is paramount that it is dealt with before it gets to that stage.
At Websters Surveyors we undertake valuations to determine the likely costs of a lease extension. Extending your lease is governed by the Leasehold reform Housing and Urban Development Act 1993 and states that a qualifying tenant can extend their lease by 90 years and see the ground rent reduce to a peppercorn (effectively zero).
Alternatively, you can purchase your freehold with your neighbours and grant yourselves 999-year leases, however this is a slightly more complex process.

Valuing properties for court proceedings is undoubtedly one of the more interesting areas of Property Valuation practice that our team of Chartered Surveyors and RICS Registered Valuers undertake.
For example, it is very common that when valuing a property in a Matrimonial assets division, one of the parties will be extolling it’s virtues to us trying to persuade us the value high whilst the other party does precisely the opposite.
In providing a Market Valuation report that is compliant with the RICS Red Book, we have to take into account all of the factors that add or detract from value but we cannot be influenced by sentiment or by pressure. Our reports provide a completely balanced, independent opinion of Market Value, supported by the requisite market evidence.
Some of our reports provide modern day values and some provide an opinion on a retrospective Market Valuation, particularly when being asked to comment on issues such as professional negligence of other Chartered Surveyors or sometimes ugly cases of abuse of trust where a property has been sold at an undervalue.
