Annual Tax on Enveloped Dwellings (ATED) deadline of 30th April 2023

Companies with UK residential property with individual assets worth £500,000 or more as of 1st April 2022, have until 30th April 2023 to submit their Valuations to HMRC.

Valuations are far more likely to be approved by HMRC if they are undertaken by a firm of Chartered Surveyors, with RICS Registered Valuers, like Websters Surveyors. We provide these valuations across London, Hertfordshire, Buckinghamshire and in some surrounding areas.

ATED is an annual charge, based on brackets of valuation, as below. These are figures for the chargeable amounts for 1st April 2023 until 31st March 2024. They will increase further for the following financial year and beyond.

Property valueAnnual charge
More than £500,000 up to £1 million£4,150
More than £1 million up to £2 million£8,450
More than £2 million up to £5 million£28,650
More than £5 million up to £10 million£67,050
More than £10 million up to £20 million£134,550
More than £20 million£269,450

Valuation reports assess the Market Value as of 1st April 2022, unless the property has transacted since then, in which case the transaction date becomes the Valuation date.

For an ATED Valuation report quote, contact Websters Surveyors on info@websterssurveyors.co.uk or 020 8017 1943, stating the full address of the property, when you bought it and how many bedrooms it is.
